The Saving: Zero contribution
The Client submitted a Planning Application to sub-divide the garden plot of the existing property to create a new three bed Detached House, we were instructed to provide a Viability Report to support the application and carry out the s106 negotiations.
We carried out the research on costs and values and prepared EAT Appraisals. Christchurch Council wanted a commuted sum of £28,000 and we calculated a land value which was below the existing market value of the site. Therefore the site was unable to provide any Affordable Housing payment.
After some negotiation with the local authority, a zero contribution was agreed.
