S106 Affordable Housing was instructed by WCR Management Ltd to assess viability on a development providing 19no apartments and 15no houses on former commercial premises.
We carried out a viability assessment using the Homes and Communities Agency Economic Appraisal Toolkit and made a case for zero affordable benchmarking the viability against the existing value in the commercial uses on site. Our report was submitted with the planning application, our finding were assessed by the Valuation Office who agreed with our findings and planning was granted for an all open market development.
This has increased the land value by an estimated £678,019.
